Association Update – December 31, 2018

UPDATE – DECEMBER 31, 2018

On behalf of the Board of Directors, I wish everyone good health for the new year and hope your holidays were enjoyable.  Here’s a brief end-of-the-year update:

1.  Road Work:  The week before Christmas, during a brief break from the rain, we had road work performed on the beach side of Poplar Drive as well as had all the entrance ways leading off of Lighthouse Blvd. to the various cross streets reworked and pot holes filled in, etc.  Additionally, Board Member Matt Lehtonen is in the process of filing those pesky pot holes on the side streets.

2.  Dues Collections:  Since the Annual Meeting in August, Board Members Carol Booker, Larry Hultberg, Trish David and I have worked aggressively to collect outstanding 2018 dues as well as collecting dues for 2015, 2016 and 2017.  I am pleased to announce that we have been successful in reducing our 2018 delinquency rate to 10 percent, from 42 outstanding property owners down to 17.  This is the lowest delinquency rate on record!

This year, we have collected over $6,200 in outstanding dues for this same four-year period.  Part of this success is due to the fact that we continue to file suit in Maryland Small Claims Court.  Over the past 45-days, we have filed 11 suits totaling over $9,000 in delinquent fees. We have already settled out-of-court with four property owners and collected over $2,200.  For those that still have not payed, we have trial dates scheduled for January thru March 2019; we also anticipate filing additional suits in the spring.

3.  Audit Committee:  Again this year, Ted Hernandez will be conducting the 2018 audit in March.  We are looking for two volunteers to review the draft audit report prior to being submitted to the membership for approval.  If you are interested in participating, please contact me.

4.  May Membership Meeting – Mark your calendars for the next membership meeting which is scheduled for Saturday, May 18, 2019 starting at 10 am.  More information to follow.

Association Update – October 11, 2018

Road Repairs – We are obtaining an estimate to do some road repairs this fall and depending on the cost we hope to get repairs started in November, weather permitting.  In the mean time, board member Matt Lehtonen continues to fill the potholes that develop…thanks Matt!  

2018 Association Dues – Since the August Association meeting, we have collected dues from an additional 10 property owners, but there are still 30+ owners who have not.  If you have not yet paid your annual dues, please do so now.  We need all property owners to pay their dues; if not, we’re forced to take legal action in small claims court. 

2018 Audit Committee – Resident Ted Hernandez has again agreed to lead our Audit Committee.  The calendar year 2018 audit will be performed in early March 2019 and we are looking for one new member for the committee.  If you are interested, please let me know as soon as possible. 

Tree Cutting – If you are planning to have a tree cut (a county permit is required) you may want to contact Kelly’s Tree and Lawn Service in Dunkirk.  They have performed work for the Association and for me personally and they do good work. Contact Kelly, the estimator, at 301-855-4268 and tell him you are a Cove Point Beach resident and you’ll likely get a discount.

Prescription Medication Take Back Day – Calvert County will be holding a “no questions asked” prescription medication take-back on Saturday, October 27 between 10 am and 2 pm.  The closest locations are:  the Southern Community Center in Lusby, the Calvert County Sherriff’s Office and the Maryland State Police Barracks, both in Prince Frederick.

UPDATE – SEPTEMBER 23, 2018 

Mosquitos – If you’ve been around Cove Point this week you no doubt have experienced the mosquito problem.  Earlier in the week Trish David contacted the county as they perform the spraying for us.  They confirmed that they sprayed on Tuesday, September 18 and will spray again this coming week.  Hopefully we will see some improvement.

Yard Sale – The Cove Point yard is scheduled for this Saturday, September 29 starting at 9 am.  If you have not yet signed up, drop me an email by Thursday and you’ll be added to the list. The following residents have signed up:

Weather Update – September 14, 2018

Dear Residents: Here’s an update on the current conditions and forecasted storm-related weather, especially those of you who are not here in Cove Point.

Currently, there is some standing water at the entrance sign to the community and a number of properties north of Lighthouse Blvd have standing water on them…it has been that way since last weekend when we got close to 4” of rain. All roads are currently passable.

We had another ½” of rain last night/early this morning and are currently under a “coastal flood watch.”

From now thru Tuesday the forecast calls for scattered thunderstorms and showers each day. Winds on Monday and Tuesday are expected to be around 12/13 mph.

While the forecast for the beginning of the week continues to improve for us, it could change, so please be prepared by taking appropriate actions now.

Potential Storm – September 9, 2018

September 9, 2018

It has been more than 5 years since the real threat of a hurricane/tropical storm here in Cove Point, so here are a few helpful tips:

  • Remove from the beach your kayaks, tables, chairs, etc. so they won’t blow into someone’s home or float away.
  • Secure or bring in your lawn furniture, trash cans, sporting equipment, etc.  Small items become a nuisance and at worst a danger.

Who knows if the threat increases or diminishes as the week goes by, but heavy rain and wind are still likely….so be proactive and take action now especially if you will not be here later in the week.

Association Update: September 3, 2018

UPDATE – SEPTEMBER 3, 2018

I hope everyone is enjoying this last big weekend of the summer.  As we start to get back to our normal routines, I wanted to share the following updates: 

Fall Association Meeting – The fall Association meeting (also the official Annual meeting of the Association) was held on August 25 at which time the proposed calendar year 2019 Budget was approved as presented by the membership.  It should be noted that there is no increase in the annual dues.  One key item in this budget is to set-aside an estimated $10,500 for our road reserve.  Currently there is approximately $20,000 in the reserve fund.  These monies will be used in the event we need a major road repair or road replacement, such as in the event of a bad hurricane.  Road replacement costs could run upwards of $100,000 if all 2.3 miles of Association-owned roads have to be replaced. 

Also during the Association meeting, two new board members were elected to the Board of Directors…Denise Davidson and Allison Haines. Two others were re-elected…Carol Booker and Trish David.  After the meeting, officers of the Board were elected.  Welcome and congratulations to all.  This year’s Board officers and members are as follows:

Thank You – I want to thank long-serving board member, Fay Fratz, and Shawn Carroll who have left the board.  We are a better community because of their hard work and dedication. 

Road and Beach Maintenance – As you may have noticed, over the summer we have continued to fill pot holes, removed several dilapidated storage structures from the beach, cut and removed three dead trees from the beach entrances, maintained the Association’s right-of-ways, repaired/replacing signage (still in process), and the county cut back the overgrowth on the north side of Lighthouse Blvd, east of Poplar Drive.  The county also has made a feeble attempt at fixing the water accumulation problem at Lighthouse Blvd and Holly Drive.  A big thanks to the volunteers that helped and continue to maintain our property. 

Dues Collection – The Board continues to aggressively pursue those who have failed to pay their 2018 Association dues or road maintenance covenant fee.  There are still 42 property owners that have not paid which results in a 24 percent delinquency rate.  The national average for HOA delinquencies is 10 percent.  Demand letters will be going out to these owners later this month.  So if you have not paid, please do so now.

Community Yard Sale – At the suggestion of Eric and Kim Zabiegalski (Calvert Blvd) we will be holding a community yard sale on the morning of Saturday, September 29th.   If you are interested in participating, drop me a email with your name and address and we’ll send out a list of all the property owners participating.  More specifics will be forthcoming.

REMINDER: Fall Association Meeting – August 25th

This is a quick reminder the fall meeting of the Cove Point Beach Association, Inc. will be held this Saturday, August 25 from 10 am to 12 Noon at the Southern Community Center in Lusby.  Refreshments will be served starting at 9:30 am.  Please remember only active Association members may speak at an Association meeting, which means that you must be current with your Association dues.  If you have not paid your 2018 dues, you may do so prior to the start of Saturday’s meeting.
